Mortise storeroom lockset for commercial doors

The MAXTECH 114DW/3-X is a heavy-duty mortise lockset designed for storeroom function on commercial and residential doors. It operates with a latch only and no deadbolt or rocker, keeping the outside locked at all times while allowing free egress from inside. The right-hand configuration and 2-1/2" backset suit standard door preparations. A solid brass cylinder with two keys is included.

Through-bolted brass construction

Through-bolted plate assemblies and screwless knob mounting provide a rigid, tamper-resistant installation on the door. Brass plates and a polished brass finish resist corrosion in high-traffic environments. Self-adjusting spindles accommodate door thickness variations without extra adjustment. The wide face plate measures 1-1/4" x 8" to cover standard mortise cutouts cleanly.

Right-hand storeroom function with latch only

This lockset is built for doors that must remain locked from the outside at all times, such as storage, utility or server rooms. It is not suitable for doors that need inside thumb-turn locking, passage function or a deadbolt for added security. Buyers needing entry, privacy or classroom functions should select a different lock body.

Questions about this item

How do I install the through-bolted knob plates on this mortise lockset, and which step is most often done incorrectly?

Insert the spindle through the door, align the brass plates, then drive the through-bolts from the outside plate into the inside plate; the common error is tightening the bolts before the spindle is fully seated, which binds the screwless knobs.

What maintenance or replacement will this storeroom lockset need over time?

Lubricate the latch bolt and cylinder annually with graphite powder; the solid brass cylinder and two keys are serviceable, but if the latch spring fatigues the entire mortise case must be replaced.

What is the first limitation that appears under continuous heavy-duty use?

The 2-1/2" backset and latch-only design concentrate force on the latch bolt, so high-cycle traffic will wear the latch retractor mechanism before the through-bolted plates or brass cylinder show fatigue.
