Mortgage File Folder for Legal Documents

The Smead 78208 pressboard folder is built for mortgage professionals who handle full loan packages. Each box contains 10 green folders sized for legal paper and pre-organised with eight Manila dividers labelled for insurance, tax receipts, title papers and other standard mortgage sections.

Pressboard Cover with Metal Tab and Dividers

A 25 pt. pressboard cover and 11 pt. Manila dividers resist daily handling in busy offices. The 1/2 inch metal tab in the top-tab position accepts replaceable inserts, while a 2 inch K-style fastener and matching Tyvek tape keep thick files secure. A front divider form records applicant details and a document checklist, and an inner Manila jacket holds certificates or photos that cannot be punched.

Flat Storage Profile for Shelf Filing

The flat metal tab and 1 inch expansion allow folders to sit flush on shelves or in drawers without snagging neighbours. Recycled-content pressboard maintains rigidity when fully loaded, and the compressor fastener binds contents tightly so nothing shifts during transport. Dividers and jackets are sold separately so the durable cover can be reused for multiple closings.

Questions about this item

What paper size does the legal-format folder accommodate?

The folder is built for legal-size documents and expands up to 1 inch to hold a full mortgage file.

What are the physical components that make up each folder unit?

Each unit has a 25 pt. pressboard cover, eight 11 pt. manila dividers with preprinted headings, a front divider with an applicant form, a manila jacket for unpunched items, a 2" K-style fastener, matching-color Tyvek tape and a flat metal tab with a replaceable insert.

How are the dividers and jacket used, and what is the common setup mistake?

Fasten the dividers and jacket onto the 2" prong fastener in the order printed on the tabs, then compress the fastener tightly; the step often missed is securing the compressor so contents do not shift.
